Terms & Conditions

-          A completed reservation form and fee holds an apartment for up to 14 days.

-          Fees – £200 towards your security deposit and non-refundable administration fees. If you reserve an apartment and choose not to progress the fee of  £200 is non-refundable. If we advise that you cannot progress due to credit reference results then the £200 is refundable.

-          Admin fee - Individual £55 - 2 Sharers £80 - 3 Sharers £90

-          Your application is credit scored and usually takes 2 – 3 days to process and draw up leases.

-          Leases are short assured tenancy agreements.

-          Corporate leases available.

-          Periods of lease are from 1 to 12 months with the option to renew. Ask for rates.

-          A deposit equivalent to 6 weeks rent is payable at or before the date of entry.

-          Rent is payable on the 1st day of each calendar month and must be paid by standing order.

-          All electricity, gas, telephone, TV licence and other utility charges are payable by the tenant.

-          Council tax is payable by the tenant except in short term leases where the rent includes council tax.

-          No pets.

-          No students.

      -          No DSS or Housing Benefit

 

The Reservation Procedure

To reserve a property, there is a reservation fee of £200 + a non-refundable administration fee of £55 (£55 charged for 1 person or a married couple, £80 for two sharers and £90 for 3 sharers).

Having viewed a property and decided this is where you would like to live, we ask that you complete a reservation agreement form.  This will enable us to process a credit check.  To do this we require details including:

·         Telephone number (daytime contact no.)

·         Previous addresses in the UK

·         Bank details - Bank name & address, sort code & account number and how long you have been a customer with the bank.

·         Occupation & salary, how long have you been employed with your current employer (if less than three years - your previous employment details will be required).

·         Proof of income - three monthly wage slips or a letter from your employer confirming your annual salary (if self-employed - we will require either three years registered accounts, a copy of current contracts or an accountants reference).

·         You must have a clean credit record with no C.C.J's.

·         A household income that should be 3 times the annual rent of the property.

In some circumstances, you the customer may require a guarantor.  The guarantor will need to provide the information listed in the box above.  However, they will need to earn a household income of 4 times the annual rent of the property.

After your Application for Tenancy has been processed we will require 6 weeks rent to be held as a deposit against the property.  The £200 reservation fee will be deducted from this figure.  We will also require rent in advance that will be equivalent to the number of days remaining in the month from your date of entry.  Your rent is due on the first of every month by standing order, if you choose not to pay by standing order then a deposit of 2 months rent will be due.

The reservation process normally takes between 3 - 5 working days.
